WEST VILLAGE STUDENT CONDOMINIUMS (Hamilton, Ontario)


  The new Student Condominium project is a 9 storey, 214,000 SF building designed to LEED Platinum standards. The structure consists of ICF walls with precast concrete hollow core slab floors, as well as precast stairs, landings and balconies. The precast concrete hollow core slabs were chosen for their long spans, fire rating and quick installation.

By using precast concrete hollow core slabs as the floor system, the finished depth of the floor was almost half that of traditional building materials. Using hollow core kept the project within permit parameters, reducing the cost of extra building materials, and highlighting the cost efficiency of precast concrete.

The 8 inch hollow core slabs provide a 2 hour fire rating for the building, meeting safety requirements during construction and for the finished project. On-site workers were provided with safe access to higher levels as precast concrete stairs and landings were installed with each floor installation. This also provided instant access for floor-to-floor construction for all trades working on the job allowing the construction schedule to be maintained.

The majority of work took place in the winter months; the use of precast hollow core slabs allowed 7,000 SF of precast to be installed per day as temperatures dropped to minus 20C. The entire project took 14 months to complete finishing in August 2007, just in time for students to move in for the new school year.

By taking advantage of the environmentally friendly precast concrete products used on the project, they helped to create a building that was cost effective for the builder, the environment and the students housed there, proving that everyone can afford to be part of the solution.

Dundurn Property Management received the Mid to High Rise Residential Award at the 2008 Ontario Concrete Awards for the West Village Student Condominium Project.
